Can a roof really be installed in Minneapolis in December?
Physically, yes. Crews work all winter here. The question is what you get. Owens Corning's cold weather bulletin flags air and surface temperatures at or below 40 degrees Fahrenheit and says shingles installed in cold weather may not seal until warmer temperatures arrive to activate the sealant.
So a December roof is fastened but not bonded, and it stays that way until spring. Done properly, with perimeter hand sealing and a spring check, it is a legitimate roof. Done as a normal summer install with a lower price, it is not.
What does hand sealing actually involve?
Four one-inch dabs of ASTM D4586 asphalt roof cement under each laminate shingle along the roof perimeter, set roughly an inch back from the leading edge and pressed down. Three-tab shingles get two dabs under each tab. It is manufacturer instruction for cold installs, not an upsell. It also has to be measured, because too much cement makes shingles blister, so a trowel full is worse than four dabs.
How do I tell whether my shingles have sealed?
Lift the leading edge of a shingle firmly with your hand. On a bonded roof it resists and the mat tears before it releases. On an unsealed roof it comes up clean and you can see the adhesive line untouched underneath, still in the shape it left the factory with. Check several courses on each slope, because a south-facing slope can bond while the shaded north slope of the same house is still open.
Do I need a licence check before hiring a Minneapolis roofer?
It is worth two minutes. Minnesota Statutes list eight special skills, and residential roofing and exterior finishing are separate ones. A residential roofer licence covers roof coverings, sheathing, weatherproofing and repair, but not gutters, soffit, fascia or trim, which fall under exterior finishing. A contractor offering both is providing two or more special skills, which is what a residential building contractor licence covers. Verify the class through the Department of Labor and Industry.
My roof was replaced last fall and shingles blew off in March. Is that a defect?
Usually not a product defect. Every asphalt shingle wind rating assumes the sealant strip has bonded, so an unsealed roof is operating outside the conditions its rating was measured under. If the roof went on in the cold without perimeter hand sealing, that is an installation issue rather than a manufacturing one. Ventilation, attic air sealing, soffit and fascia, gutters, and metal roofing. None of them depend on an adhesive strip activating. Standing seam panels are held by concealed clips and finish the day they go on. Ventilation and air sealing are indoor work that improves the roof you already have.
